Step One: Contacting Specialized
Mortgage
Specialized Mortgage is open Monday Friday, 9AM
5:30PM with agents on call after hours and on weekends. So when you need to discuss
your personal needs, you can call 305-604-8686. If you leave a message, one of our
agents will be immediately paged with your message.
At any time in your home-shopping process, a Specialized Mortgage professional is
available to help you in finding the mortgage loan that best suits your borrowing goals.
Our staff is dedicated to giving you straightforward, honest answers that make
getting the right loan easy.
Whether you need a Good Faith Estimate or a Pre-Approval, we can gather the proper
information via telephone and fax or mail the documentation directly to you.
Step Two: Application
Once your on-line application is received, you will immediately be assigned a
Specialized Services professional. Your contact will call to introduce themselves and will
be responsible for serving you throughout the loan process. Our mission is to ensure that
your loan is handled efficiently and professionally.
Step Three: Confirmation of Application
Within 24 hours, you will be sent complete documentation relating to your loan
for your approval and signature. This package will include a Good Faith Estimate of the
Settlement Charges, a completed Residential Mortgage Loan Application, a Truth-in-Lending
Disclosure as well as various other disclosures.
We will also include a list of documentation needed to expedite the approval and closing
of your mortgage application.
Step Four: Processing
We will begin processing your application by screening your file based on income
and credit worthiness. An Appraiser local to the area will be commissioned to review the
property. Our processing staff will work to obtain all the documentation required to
submit your file to Underwriting for approval.
Step Five: Underwriting
The Underwriting stage is where your loan is approved for closing. Specialized
Mortgage can obtain computerized underwriting for many loan programs. This provides the
client with many important benefits including 24 hour approvals, reduced documentation
requirements, limited appraisals, and most important, faster closings!!
Any final information required to close your loan will be obtained at this time.
Step Six: Closing
After you have been approved for closing, we will arrange for delivery of the
closing documents for signature. Closings typically take place in the office of a title
agent. For out-of-state borrowers, we can deliver the documents directly to you to obtain
the necessary notarizations of signature.
For many loan programs, we can close borrowers in less than 10 days from start to finish.
